Legal Suites
A Legal Basement Suite Comes Standard
Every home we build in Kensington and Aspen Ridge includes a fully self-contained, two-bedroom secondary suite with its own entrance. It is not an add-on or an upgrade — it is how we design every plan from the start.
For first-time buyers it can be the difference between renting and owning. For growing families it is a home for parents or adult kids. For investors it is a second income on one lot.
Built and Inspected as a Separate Home
A legal suite is permitted, inspected and approved by the City of Saskatoon as a second dwelling unit. That matters for your insurance, your lender and your tenants.
Private Entrance
Tenants come and go through their own exterior door, not through your living space.
Full Kitchen & Bath
A complete kitchen with appliances, a full bathroom, and in-suite laundry.
Two Bedrooms
Every Harji suite has two proper bedrooms with egress windows, not one cramped room.
Fire Separation
Rated walls and ceilings between the suite and the main home, with interconnected smoke alarms.
City Permits & Inspections
Permitted as a secondary suite and inspected at each stage, so it is rentable from day one.
Independent Systems
Suites are set up with their own electrical panel; many of our plans add a separate furnace and air exchanger.
Rent That Works for You
Many lenders will count a portion of the expected suite rent toward your mortgage qualification, which can raise what you are approved for or lower your monthly cost. Ask your mortgage broker how suite income is treated — we are happy to supply floor plans and suite details for your application.
Once you move in, the suite can be rented at market rates in two of Saskatoon’s newest neighbourhoods, close to the University of Saskatchewan, Blairmore and University Heights amenities.
Saskatchewan Secondary Suite Incentive (SSI)
The Government of Saskatchewan offers a grant of 35% of the cost to build a new secondary suite, up to $35,000, for a suite at the owner’s primary residence.
Who qualifies
Homeowners building a new, self-contained suite at the home they live in. The suite needs a full kitchen, a full bathroom and a separate entrance, and must meet all codes and bylaws — exactly how every Harji suite is built.
Timing
The Province has extended the program so eligible construction costs can be incurred until March 31, 2027. Applications go to the Province after the suite is complete.
How we help
We provide the permits, inspection records and cost breakdown you need for your application. Program rules and eligibility are set by the Government of Saskatchewan, so confirm the current details with them before you rely on the grant.
Program details are current as of October 2026. See the Government of Saskatchewan’s Secondary Suite Incentive page for the latest rules.
